Living in One Side and Renting the Other: How House Hacking Actually Works

Most people don’t realize this is an option, but it is.

Living in one side of a duplex and renting the other is often called house hacking. The idea is simple: you live on one side of the property, and the rental income from the other side helps cover your housing costs.

This approach tends to work well for people who want to step into real estate investing without buying a separate investment property right away. In many cases, buyers can use owner-occupied financing, live in one unit, and use rent from the other to offset their monthly payment.

That said, it’s not automatic, and it’s not for everyone.

You need to be clear about:

  • living next to a tenant
  • whether the layout fits your lifestyle
  • and if the numbers truly work, not just on paper

When done intentionally, this strategy can reduce out-of-pocket housing costs, help build equity faster, and create a natural entry point into long-term investing.

It’s not a loophole.
It’s a strategy, and it works best when thought through from the start.
